Prime Minister Narendra Modi is set to inaugurate 184 newly constructed flats in Delhiās Baba Kharak Singh Marg on Sunday, marking a significant milestone in the governmentās affordable housing push. These homes, developed under the Transit-Oriented Development (TOD) policy, aim to provide quality living spaces to middle-income families who have waited years for secure housing in the heart of the capital. The project highlights the administrationās focus on urban development while addressing the housing needs of residents in one of Delhiās prime locations.
The flats are reserved for Middle-Income Group (MIG) beneficiaries, with eligibility criteria tailored to ensure transparency. Applicants must have an annual household income between Rs 6 lakh and Rs 18 lakh and must not own a property in the Delhi-NCR region. Priority will be given to those who had previously applied for similar housing schemes under the Delhi Development Authority (DDA). Ownership of these units will be transferred through a draw system, emphasizing fairness in allocation.
Constructed by the National Buildings Construction Corporation (NBCC), the residential complex offers a mix of 1BHK and 2BHK configurations. The 1BHK units span approximately 38 square meters, while the 2BHK flats cover around 57 square meters of carpet area. Designed to accommodate modern urban lifestyles, the residences feature functional layouts, ample ventilation, and essential amenities such as parking spaces and landscaped common areas. The project also integrates eco-friendly practices, including rainwater harvesting and energy-efficient lighting.
Safety remains a cornerstone of the development, with fire-resistant construction materials, smoke detectors, and sprinkler systems installed across all floors. CCTV surveillance, 24/7 security personnel, and earthquake-resilient designs further ensure resident safetyāa critical consideration in densely populated urban zones. The inclusion of accessibility features like ramps and elevators caters to elderly occupants and persons with disabilities.
This initiative aligns with the broader PM Awas Yojana-Urban (PMAY-U) mission, which has already sanctioned over 1.18 crore homes nationwide since 2015. In Delhi alone, more than 22,000 families have benefited from similar projects, underscoring the governmentās push to address urban housing shortages. The Baba Kharak Singh Marg project also revitalizes underutilized land near transit hubs, optimizing infrastructure and reducing commute times for future residents.
Speaking ahead of the inauguration, PM Modi emphasized housing as a fundamental right and reiterated his administrationās commitment to ‘housing for all.’ The event will be live-streamed, allowing citizens to virtually participate in the milestone. As Delhi continues to grapple with rising real estate costs, these flats offer a beacon of hope for middle-class families aspiring to own homes without compromising on safety or accessibility.
